If your pavement is cracked or fractured, you may have more issues than you believe. It puts pedestrians in danger of tripping, and they may sue you for negligence. Furthermore, cracks in the pavement will continue to worsen, increasing the cost of restoration.

Crack filling and seal coating are integral components of an effective pavement preservation program. This type of pavement maintenance will more than double the life cycle of your asphalt pavement and enhance the curb’s appeal. The key to practical crack filling and sealing is to restore and fill the cracks while they are still small before they inhibit crack growth to keep new cracks from forming.

Here's the general overview of the two:

Crack Filling

  • Covers up holes and damaged areas.
  • Seals out the water to prevent future damage.
  • Can be installed via hot pouring or ambient pouring (cold applied) and
  • The materials can be latex, rubberized or elastomeric.

Seal Coating

  • Beautifies and preserves
  • Strengthens the pavement
  • Can be machine installed or applied by hand
  • Can install 1 or 2 coats
  • Can be oil-based or water-base (upon availability)
